Compensation Overview

The annual base salary range provided for this position is a nationwide market range and represents a broad range of salaries for this role across the country. The actual salary for this position will be determined by a number of factors, including the scope, complexity and location of the role; the skills, education, training, credentials and experience of the candidate; and other conditions of employment. As part of our comprehensive compensation and benefits program, employees are also eligible for performance-based cash incentive awards.

What Is the Opportunity?

The Sr Consultant, Corporate Real Estate coordinates and facilitates corporate real estate activities within an assigned portfolio. Supports business operations through the delivery of real estate solutions at optimal cost. Responsibilities include: • Understanding lease requirements related to, renewal, termination, subleasing, expansion, downsizing, and/or relocation of field offices. • Assisting in the management of Travelers leased facilities. • Managing all aspects of, interior design, tenant construction, furniture installation and move-in activities involving new or existing facilities, as assigned. • Financial analysis, modeling and reporting. • Providing reports for departments within and outside of the Administrative Services organization. • Creating presentations for illustrating current facility status and projected future planning. What Will You Do?
  • Review floor plans and provide direction to design firm(s) on plan revisions.
  • High-level code review.
  • High-level Test Fit and/or Space Plan development.
  • Determine office space requirements for smaller buildings based on staffing projections and business plans.
  • Build relationships with brokers and works closely with management to research markets to identify suitable office locations.
  • Analyze financial, demographic, and suitability aspects of available alternative sites.
  • Facilitate with managing leased rent and operating budgets. Aid in the collection of tenant improvement allowances.
  • Support the preparation of the annual lease budget.
  • Prepare suitable materials for presentation senior management.
  • Prepare final recommendation narrative and financial analysis of alternative sites.
  • In collaboration with leadership, supports reporting and other projects, as assigned.
  • Assist in conducting financial/business analysis including the preparation of financial presentations.
  • Perform other duties as assigned.
What Will Our Ideal Candidate Have?
  • Bachelor's degree with concentration in business administration, real estate, finance, architecture and/or design.
  • Ability to forecast and prepare financial analysis.
  • Excellent oral and written communication skills.
  • Experience with Outlook, Excel, Word, Power Point, AutoCAD, Revit or other Computer-aided design software.
  • Knowledge of lease terms.
  • Strong knowledge of furniture including how systems furniture components work together to create the standard set-up and aide in maintaining the standard installation methods, assisting with tracking furniture inventory and understanding industry standard language related to furniture packing, shipping and storing.
  • Space Planning experience and managing design elements and standards documentation.

What is a Must Have?
  • 2 years' experience in Commercial Real Estate, space planning, property management, architecture and/or design.
  • 1 year experience in, or exposure to, the disciplines of Real Estate and Real Estate Law, Space Planning, or Facilities/Property Management.
