Job Description
• Oversee service charge invoicing, generating timely receipts.
• Conduct periodic bank reconciliations.
• Implement proactive service charge collection through emails and calls and notices.
• Issue legal notices and proceed with RDCs under management confirmation.
• Maintain a comprehensive record of legal notices, RDCs, and their statuses.
• Manage PDC register and ensure timely deposit of cheques through CCS.
• Address customer requests related to payment plans, service charge queries, and service provider payments.
• Periodically perform service charge receivable reconciliations, ensuring accuracy in Mollak and ISKAAN balances.
• Process service provider payments in ISKAAN system and ESCROW bank accounts after a thorough review.
• Coordinate with banks with Escrow Accounts to ensure timely and accurate payments.
• Communicate with unit owners and service providers regarding service charge balances and payment issues.
• Reconcile and resolve discrepancies in unit balances.
• Track Budget vs Actuals comparison of expenses, payables, and receivables.
• Prepare VAT computations and collaborate with Tax consultants for quarterly VAT returns.
• Provide auditors with required documents for interim and final audits per RERA and corporate requirements.
• Prepare audit annexures for interim and final audits as per RERA requirements.
• Generate Ad-Hoc reports as per management requirements.
• Perform any other duties assigned by the Direct Manager.
Qualifications
• BSC or Higher Diploma in accounting or equivalent.
• Partial completion of any professional qualification (AAT, CMA, CA, CIMA, ACCA).
• M100, M206 from RERA qualifications will be an added advantage.
• Knowledge and Certification in Community (OA) Management will be an added advantage.
PROFESSIONAL EXPERIENCE
• 3-5 years of professional accounting experience.
• Minimum 1-2 years of experience in Owners Association Accounting and CommunityManagement.
• Bank reconciliation and knowledge to handle Escrow bank accounts (Preferable).
• Knowledge of ISKAAN OA Management software (Preferable).
• Hands-on experience with Mollak system and RERA functions.
