Key Responsibilities for this role:
  • Understand Korea specific holding structure from the regulatory, tax, and operational perspective;
  • Understand investment rationale of each asset, and develop in-depth knowledge (asset, sector and market) around the specific asset to identify value and risk;
  • Review annual budget prepared by AMC and PM including value enhancing solutions, cost saving measures and other asset management initiative;
  • Develop asset plan for each asset based on our analysis on each asset and recommendation by the AMCs and PM, and execute the strategy in a timely manner.
  • Manage ongoing asset management process including lease approval and CAPEX approvalby analyzing CF using Argus, valuation oversight on AMC and PM and review on AM report ;
  • Develop solution for issues arising outside of annual asset plan;
  • Regular and ad-hoc basis performance review on AMCs, service providers, and consultants and recommend improvement areas or solutions;
  • Strengthen relationship with strategic tenants by regular meetings/events;
  • Ensure service providers avoid conflicts of interest and adhere to internal M&G compliance and policy.
  • Procure financing/ re-financing for existing assets and new acquisitions
  • Run assets' hold-sell analysis and disposition process
