The Role:
The role holder will focus on investment activities in Singapore, taking a lead role in sourcing and executing both on and off-market transactions. Working with the portfolio management team and other internal stakeholders in asset management, tax, debt/treasury and operation teams, the role will be involved in negotiating and structuring real estate purchases and sales with the objective of maximising risk-adjusted investment returns .

The Role:

Key Responsibilities for this role:
- Source investment product for the respective fund mandates, contribute to the underwriting of such investment opportunities, present investment opportunities to the fund management teams for consideration, negotiate terms with counterparties, work with the Debt and Treasury team to structure acquisitions and close out acquisitions/dispositions
- Develop and nurture deep relationships with the brokerage and investment community such that the funds' investment strategies can be implemented to deliver specified investment return objectives
- Source investment, underwrite, submit approved bids, complete diligence in accordance with the Company's transaction procedures, and close acquisitions to support the Company's growth targets
- Continuously capture and maintain market-related to evaluate key drivers of value and solicit consensus on specific assumptions used in the underwriting process
- Become the recognized point of contact at M&G Real Estate Singapore with respect to the procurement and facilitation of real estate acquisitions and dispositions, maintain constant interaction with fellow investment professionals to source opportunities both on and off-market in Singapore
- Work closely with the fund manager, portfolio manager and asset managers to build deep market interaction and the ability to make informed recommendations to senior management.
- Maintain and continuously improve the underwriting model to accurately predict the future operating and investment performance of potential acquisitions
- Work with the Fund Managers to prepare for investment committee presentations with respect to proposed acquisitions/dispositions
- Provide feedback to the senior management team about creative strategies to maintain the best in class investment performance of our Funds
Key Knowledge, Skills & Experience:
- Bachelor 's degree in relevant study
- Minimum 6 years' experience in originating, facilitating and closing real estate acquisitions/dispositions across retail, industrial/logistics, and commercial office assets on behalf of an institutional investor(s). Good understanding of Asian real estate and investment markets is required
- Demonstrable track record of positively contributing to investment performance via the acquisition and disposition of real estate assets to the benefit of funds which the candidate represented
- Deep and trusted relationships with brokers, owners and investors across the Asia Pacific region
- Highly self-motivated and result oriented
- Strategically minded and strong business acumen
- Resourceful and flexible, able to respond in a rapidly changing environment
- Lateral thinker, inquisitive, open to new ideas, and hungry to learn
- Good communication, facilitation and presentation skills
- Possesses a candid, open-minded and straightforward communication style in dealings with others
