  • Position: Real Estate Investment Analyst
  • Location: Seattle, WA
  • Summary: Progeny 3 is an institutional single-family office formed in 2007. Service offerings include portfolio management, financial, tax and estate planning, tax return preparation, accounting, and bookkeeping services to family members.  The office manages a globally diversified portfolio, spanning traditional and alternative asset classes, using strategy specific managers as well as directly investing in public equities, private equity, fixed income, real estate, and commodities.  The real estate portfolio is comprised of funds and direct investments in residential, office, hospitality and industrial assets ranging in stage from development to stabilized.  Progeny 3 is an entrepreneurial organization that values integrity, collaboration, and accountability.
  • Responsibilities and Duties: This position involves working directly with the Real Estate Portfolio Manager to oversee existing investments and to source and review new potential investments. The primary duties and responsibilities include the following:
    • Asset Management
      • Monitor the existing portfolio investments to ensure operational and financial performance meets expectations and report on the status of investments to senior members of the investment team
      • Work directly with operating partners to strategize optimal performance of investments, including budget forecasting and analysis
      • Evaluate performance of investment funds
      • Provide support in modeling and analyzing financial data regarding refinancing, acquisitions, and/or disposition of investments
    • New Investment Evaluation
      • Work with the Real Estate Portfolio Manager on sourcing new opportunities and initial investment research in targeted areas of interest
      • Evaluate and provide feedback related to potential investment opportunities, including qualitative strategy-related feedback and thorough analysis of quantitative investment models
      • Assist in completion of diligence reports for prospective investments
  • Education: Candidates should have a bachelor's degree in finance, accounting, or economics. A tangential area of study is acceptable if there is strong interest in the industry coupled with the right skillset.
  • Qualifications and Skills:
    • Minimum:
      • 3+ years of experience in real estate including asset management, underwriting and/or acquisition and disposition
      • Experience with real estate financial modeling and performance review
      • Working knowledge of various sub-asset classes of real estate such as residential, commercial, industrial, etc.
      • Strong knowledge of Excel and PowerPoint
      • Ability to work independently and self-motivated
      • Strong written and verbal communication skills with the ability to clearly articulate portfolio updates and opinions
    • Preferred:
      • Network of real estate developers, operators and/or brokers
      • Experience sourcing and closing direct real estate investments
      • Real estate related professional education
