This exciting role is a critical part of an organisation which has the ambition of being the UK's largest (by property value) retirement living operator in the next 5 years. You will be supporting the CFO, CIO and the broader Executive team on various areas of the business's strategy and on key workstreams including new acquisitions, debt and equity funding projects and stakeholder reporting.

KEY RESPONSIBILITIES

1. Acquisition support:
a. Support the CIO and CFO on the analysis of real estate development and investment opportunities
b. Financial analysis of real estate developments, including modelling of real estate cash flows, financing and tax assumptions, IRRs, output sensitivities etc., also research to support key underwriting assumptions
c. Work with 3rd party advisors on the structural and funding implications of new opportunities
d. Preparation of documents for internal and external purposes, including writing investment committee memoranda and presentations to partners
e. Supporting transaction executions cradle-to-grave, performing due diligence on approved transactions
f. Where appropriate lead the analysis and interpretation of real estate, economic and public company data, including financial statements, to conduct valuation and operational benchmarking
g. Coordinating and managing third-party advisors
h. Lead contact for investor deal team on financial/analytical matters

2. Debt Raising / Management:
a. Support CFO in sourcing, closing and managing development and investment debt
b. Work with 3rd party advisors and brokers
c. Lead contact for investor deal team on financial underwriting

3. Reporting:
a. Lead production of monthly/quarterly investor and lender reports
b. Coordinate with finance and other colleagues on information required for stakeholder reporting

4. Business Performance / Planning:
a. Support CEO/CFO on the production of company business planning
b. Lead on business financial model, with regular reforecasting
c. Analysis of in year performance vs original underwriting
d. Liaise with investor on the latest modelling assumptions

5. Research:
a. Work with 3rd parties to gather market research on the sector
b. Work with colleagues cross functionally to support research needs
c. Ad-hoc research/ keep research database up to date

EXPERIENCE/REQUIREMENTS

Qualifications
  • Educated to degree level in a relevant subject
  • Accountancy qualification is desirable as is CFA qualified/ part qualified

Experience
  • 3-4 years' experience in direct RE investment; RE investment banking, RE corporate finance or RE private equity
  • Experience of debt raising and managing banking relationships
  • Strong computer and modelling skills (Excel (advanced), Word, PowerPoint and ARGUS)

Skills & Competencies
  • Fluency in English - written and spoken.
  • Proven skills in managing 3rd party advisors
  • Highly numerate and analytical, good at problem solving
  • Excellent communication skills - written and oral, potential to develop industry network and contacts with peer group over time
  • Exposure to preparation of presentation materials, research and co-ordination of due-diligence activity
  • Experience of retirement living sector or other operational real estate sectors is desirable
  • Experience of raising non-recourse development debt funding in operational real estate is desirable
