The Senior Analyst for Real Estate Portfolio Management manages and provides operational recommendations for one or more institutional real estate investment portfolios. They maintain the ongoing workflow and project management related to investment management, investor relations, and financial analysis for a given set of investor portfolios. They monitor portfolio and asset level account performance, ensure accounts are operating in accordance with governing documents, and prepare communications of fund performance to investors.

Responsibilities

  • Financial Modeling: Develop, maintain, and validate financial / operational models to provide recommendations to senior management related to operational decision making, business development, and third-party negotiation. Includes: Individual asset models (validation), portfolio model structures, promoted interest waterfalls, and ad-hoc related scenario analyses.
  • Investor Communications: Prepare investor communications and analyses including quarterly reports, business plans, performance updates, performance benchmarking, and ad-hoc presentations.
  • Ad-hoc business case and financial analysis: Work closely with all other departments (Accounting, Asset Management, Acquisitions, and Capital Formation) and will be engaged to provide ad-hoc quantitative and qualitative analyses for Capital, Investments, and Senior Management.
  • Investment Management: Oversee and monitor current and future investments as related to assigned portfolios and clients. Review and validate asset-level financial projections and business plans throughout asset and fund life cycles.
  • Relationship and Investment Agreements: Manage, summarize, abstract, and interpret documents governing client relationships and investment portfolios to inform Investment Management decisions. (Including: JV Agreements, Fund documents, Investment Agreements, and other client agreements)
  • Investor Relations: coordinate client meetings, calls, and asset / market tours.


Required Qualifications

  • Bachelors degree or equivalent.
  • 1-3 years of relevant experience.
  • Strong creative problem-solving, financial modeling, analytical, and valuation skills.
  • Significant analysis experience using Excel - financial analysis, data management, problem solving.
  • Excellent written and verbal communication skills, internal and external professional communications
  • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines.
  • Excellent interpersonal skills and ease in working with people up and down the organization hierarchy.
  • Demonstrated ability to adapt to different audiences and be diplomatically assertive.
  • Strong sense of integrity and ethics.
  • Demonstrates exceptional intellectual curiosity.
  • A team orientation and collegial mentality.


Preferred Qualifications

  • Real estate operations / portfolio management experience
  • Capital markets transaction and financial structuring experience
  • Direct experience with real estate debt and equity structures and documentation;
  • Strong comprehension of risk and return, and demonstrated application across multiple different transaction types;
  • Real estate public markets or private equity reporting experience is a plus.
  • Demonstrated competency in financial statement analysis, business valuation, financial reporting, accounting and finance
  • Experience using Argus Enterprise for operations and cash flow forecasting;
  • Experience interpreting, abstracting, and applying financial and operational concepts from legal documents including i) Client JV, ii) Operating JV, iii) Lease, and iv) Loan documents.
  • Demonstrated Excel cash flow / data management capabilities including a high comfort level with: SumIfS, Index/Match, matrix algebra, subtotaling, and checksum formulas.
  • Demonstrated understanding of time value of money concepts including - future value, present value, drivers of value creation and dilution over time.
